F\u00fcr Mieter:innen werden die Kosten eine immer gr\u00f6\u00dfere Belastung, w\u00e4hrend Immobilienfirmen seit Jahren&nbsp;<strong>hohe Gewinne<\/strong>&nbsp;machen. Nach der Finanzkrise, als Kredite wenig kosteten und B\u00f6rsenspekulation zu heikel wirkte, wurden viele Wohnungen nicht f\u00fcr den Wohnbedarf, sondern f\u00fcr die Veranlagung von Fonds und Spekulant:innen gebaut.<\/p>\n\n\n\n<p>Die Regierung hat in den letzten Jahren&nbsp;<strong>zu wenig getan,&nbsp;<\/strong>um leistbares Wohnen zu erm\u00f6glichen. Das Wohn- und Baupaket ist bei weitem nicht ausreichend \u2013 nur neue Wohnungen zu bauen, ist nicht die L\u00f6sung. Die<strong>&nbsp;Mietpreisbremse kommt zu sp\u00e4t<\/strong>&nbsp;und ist weitgehend unwirksam.<\/p>\n\n\n\n<p>Der \u00d6GB verlangt daher ein&nbsp;<strong>umfassendes Gesamtpaket<\/strong>&nbsp;f\u00fcr leistbares Wohnen. Es soll auf drei S\u00e4ulen basieren: <\/p>\n\n\n\n<p><strong>1. Wohnen darf kein Luxus, sondern muss f\u00fcr alle leistbar sein<\/strong><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Die Politik hat Spekulationen zu unterbinden und Vorrang f\u00fcr \u00f6ffentlichen Wohnbau zu geben.<\/li>\n\n\n\n<li>Mietpreisstopp \u2013 die Mietpreisbremse der Regierung ist zu reparieren.<\/li>\n\n\n\n<li>Befristungen verbieten.<\/li>\n\n\n\n<li>Einheitliche Definition der Betriebskosten.<\/li>\n<\/ul>\n\n\n\n<p><strong>2. Es muss dauerhaft in sozialen Wohnbau und klimafitte Sanierungen investiert werden<\/strong><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Sanierungsrate bei den \u00f6ffentlichen Geb\u00e4uden erh\u00f6hen.<\/li>\n\n\n\n<li>Gr\u00fcndung einer \u00f6ffentlichen Sanierungsbank.<\/li>\n\n\n\n<li>F\u00f6rderung von gro\u00dfvolumigem Holzwohnbau als Beitrag zur CO2-Reduktion bei Baustoffen.<\/li>\n\n\n\n<li>Variable Kredite in fix verzinste Kredite mit g\u00fcnstigen Zinss\u00e4tzen f\u00fcr Kreditnehmer:innen umwandeln.<\/li>\n<\/ul>\n\n\n\n<p><strong>3. Turbo f\u00fcr den Austausch fossiler Heizungssystem in Mietwohnungen<\/strong><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Es muss sichergestellt bleiben, dass die Kosten f\u00fcr den Austausch fossiler Heizungssysteme nicht auf die Mieter:innen \u00fcberw\u00e4lzt werden.<\/li>\n\n\n\n<li>Da bislang keine Pflicht zum Austausch fossiler Heizung in Mietwohnungen geschaffen wurde, bedarf es
